How to Search by 'County' in Three Easy Steps:
1) Select county (or counties) to search in by clicking on the icon with the magnifying glass. A box will appear which says "County" at the top. Use the scroll bar on this box to find the counties you would like to search in, and check each box. When finished selecting counties, click 'OK' at the top of the box.
(Most of the WCAR MLS listings are located in: Mecosta, Newaygo, Lake & Osceola counties.)
You will see the county identifying numbers appear in the 'County' box.
If you wish, you can type in the county code numbers instead of clicking on the icon:
Mecosta = 54, Newaygo = 62, Lake = 43, Osceola = 67.
Separate more than one county number by commas.
2) After selecting the county to search, Scroll down the page & enter the Property Type.
It is possible to select several types, however if you SELECT ONLY ONE, you will then be able to click on the "Additional Criteria" tab at the top of search (this tab is optional - you don't have to).
"Additional Criteria" is more detailed for the particular property type, (so if you click on more than one property type, this option is not available). Put a check mark by 'Residential' Property Type, for example, and you could add such items as: Garage; Appliances; Paved Road; Waterfront; etc. You can also EXCLUDE items such as Manufactured Off-Site: mobile homes, doublewides, and/or modulars.
3) Continue scrolling down the "General Criteria" page to select your choices for other major categories, such as number of bedrooms, baths, etc., and when finished, click on "Search" at the top right.
(If you had previously clicked on the "Additional Criteria" tab, just click on the other tab at the top that says "General Criteria" to return to the page with main category selections. You can go back & forth between these option pages only when you select only one Property Type such as Residential, Multi-Family, Commercial, etc., because there is a different "Additional Criteria" page for each Property Type that you can select.)
General Information:
When the property listings for your search results show on the screen, if you would like to revise the search, click on the "Revise Search" link near the top of the page. (This takes you directly back to the page to enter search criteria, without having to click repeatedly on the 'back' button.) You can also click on the "View Criteria" link at the top to be reminded of what you had entered in the search.
Remember that the more criteria items that you check mark to narrow the search, the less properties will appear in the results. For best results, select ONLY items that are necessities to you!

Q: My search isn't finding any listings. What should I do?
A: Try using less search criteria. The more items you enter in a search, the more narrow the search (less listings!)
A: No. The site you are entering shows listings for ALL REALTY COMPANIES in Mecosta, Newaygo, Osceola & Lake Counties of those that have agreed to participate in this cooperative system called "Broker Reciprocity"
Q: When I print a listing, all of the pictures do not show up on the print-out! Why?
A: Make sure that the photos have finished loading on the screen before you click on "Print Listing" (especially if you are on slower dial-up internet service).
Q: What is "IDX" or "Broker Reciprocity"?
A: It means that participating companies have agreed to display their listings on WCAR MLS member's websites. The homes & properties can be shown to prospective buyers by any Realtor who is a member of the West Central Board, and they share the commissions.
